Chimney Waterproofing & Leak Repair

Chimneys have several weak points, and a leak can come from more than one of them at the same time:

• Missing or damaged chimney cap. Without a chimney cap, rain falls straight down the flue onto the smoke shelf and damper.
• Cracked chimney crown. The chimney crown is the concrete or mortar slab on top of the chimney. Cracks let water soak into the brick below.
• Failed flashing. Chimney flashing seals the joint where the chimney meets the roof. Loose, rusted, or poorly sealed flashing is one of the most common leak sources.
• Deteriorated mortar joints. Open or eroded brick joints let wind-driven rain into the wall of the chimney.
• Porous or spalling brick. Brick and mortar naturally absorb water. Over time, freeze-thaw cycles make them flake and crumble.
• No cricket on a wide chimney. On wider chimneys, water and debris can pile up behind the chimney unless a chimney cricket (also called a chimney saddle) diverts it.
• Condensation. Sometimes the “leak” is moisture forming inside the flue, which points to a liner or venting problem rather than rain.

Some leaks are obvious, but many show up slowly. Watch for:

• Water dripping into the firebox or pooling on the hearth after rain
• Water stains on the ceiling or walls next to the chimney
• A damp, musty smell from the fireplace, especially in humid weather
• Rust on the damper, fireplace doors, or chimney cap
• White, chalky deposits (efflorescence) on the brick, inside or out
• Brick faces that flake, pop off, or crumble (spalling)
• Cracked or crumbling mortar joints
• Peeling paint or wallpaper near the chimney
• Mold or mildew in the attic around the chimney

Catching these early usually means a smaller repair. Leaks that go unnoticed for a long time can end in rebuilding part of the chimney.

1. Inspection. We look at the chimney from top to bottom: cap, crown, flue tile, masonry, flashing, the roof connection, and the inside of the fireplace and flue. Where it helps, we also check the attic or ceiling next to the chimney to see where water is traveling.

2. Find the entry point. We match what we see inside the home to the conditions on the roof. If the source isn’t clear, we narrow it down one area at a time so we fix the right thing.

3. Repair the source. Depending on what we find, that can mean installing or replacing a cap, sealing or rebuilding a cracked crown, resetting or replacing flashing, repointing open mortar joints, replacing damaged brick, or adding a cricket. When the masonry is too far gone, we’ll talk with you about a chimney rebuild.

4. Waterproof the masonry. Once repairs have cured, we can apply a vapor-permeable masonry water repellent made for chimneys. It reduces how much water the brick and mortar soak up while still letting trapped moisture escape as vapor. We do not use paint or film-forming sealers that trap moisture inside the brick, because that can make spalling worse.

5. Review with you. We explain what we found, what we repaired, and what to keep an eye on going forward.

Brick and mortar act a bit like a hard sponge. Every time it rains, an unprotected chimney absorbs water. In cold weather that water freezes and expands, which slowly breaks apart the surface of the brick and the mortar between the bricks. Moisture also rusts steel parts such as the damper, lintel, and cap, and it wears down the flue liner. Inside the home, a slow leak can damage drywall, ceilings, insulation, and framing long before anyone notices a drip.
